Antelope Valley
Everything you need to know about buying a home in the Antelope Valley, straight from a local, veteran-owned team.
Life in the Antelope Valley
Tucked into California’s high desert about an hour north of the Los Angeles Basin, the Antelope Valley, anchored by Lancaster and Palmdale, has long been ground zero for American aerospace, home to Edwards Air Force Base, Air Force Plant 42, and a growing U.S. Space Force presence. For military families and veterans, that means a community that already speaks your language, plus some of the most affordable square footage left in Southern California. Wide lots, newer construction, a lower cost of living than the coast, and a straight shot down the Antelope Valley Freeway to LA make it a favorite for buyers who want room to breathe without giving up commute options. Add in year-round sunshine, growing dining and retail, and a strong sense of aerospace-community pride, and it’s easy to see why so many veterans put down roots here.
Schools Serving the Antelope Valley
School options vary block by block in the Antelope Valley, so it’s worth talking through your specific neighborhood before you buy. Here’s how the major districts rank as of Niche’s 2026 ratings:
| District | Niche Grade | Schools |
|---|---|---|
| Antelope Valley Union High School District | B- | 13 (AP, Honors & Dual Enrollment) |
| Westside Union Elementary (Quartz Hill) | B- | 12 |
| Palmdale Elementary School District | C- | 29 (incl. GATE program) |
| Eastside Union Elementary School District | C- | 6 |
| Lancaster Elementary School District | D+ | 24 |
Quartz Hill and West Lancaster, served by Westside Union and Antelope Valley Union High, are consistently the areas families ask us about first for schools. Let us know if school boundaries are a priority and we’ll help you shop by attendance area, not just zip code.
Safety & Neighborhood Snapshot
Like most affordable pockets of Southern California, crime in the Antelope Valley runs above the national average on paper. Lancaster and Palmdale both post citywide crime indexes below the national median, with property crime and vehicle theft the most common issues. But safety varies a lot by neighborhood, not city limits. Southeast Palmdale is generally considered the safest part of that city, and areas like Quartz Hill and West Lancaster are popular with families specifically for their lower crime and larger lots.
Numbers only tell part of the story. As a veteran and local broker, I walk every serious buyer through the specific streets and HOAs we’re looking at, not just the citywide stats, so reach out and we’ll talk through what matters most for your family.
What’s New in the Antelope Valley
Antelope Valley Commerce Center (Palmdale): A 510-acre, 9.4-million-square-foot industrial campus from Covington Group won city approval in April 2026 and is moving into construction and leasing (CBRE). It’s positioning Palmdale as a major logistics gateway for the LA Basin, joining the existing 1-million-square-foot Trader Joe’s distribution center already nearby, and is expected to bring thousands of jobs in logistics, warehousing, and skilled trades.
AS Aerospace (Palmdale): A 90,000-square-foot manufacturing facility relocating from Santa Clarita, bringing about 150 new jobs. It’s the first project approved under Palmdale’s new Aerospace Incentive Program, designed to pull more aerospace manufacturers into the Air Force Plant 42 corridor.
Aerospace & Space Force growth: Edwards AFB and the surrounding aerospace corridor continue to anchor the region’s economy, with ongoing hiring across contractors and an expanding Space Force footprint drawing engineers and skilled workers who need housing.

Before you tour a single model home, have your own agent. Builder sales reps work for the builder, not for you. They are friendly and helpful, but they represent the seller in the transaction. In most cases, once you register at a sales office without your own agent attached, that builder will not let another agent represent you later, even if you bring one in the next day.
Why work with us instead of going it alone: Builder commissions are already built into the price of the home, so having your own agent represent you typically costs you nothing out of pocket. We know these builders, these communities, and how each sales office actually operates.
Negotiation: The price on the sign is rarely the final word. Builders regularly have room to move on closing cost credits, rate buydowns, design center upgrades, and lot premiums, especially near the end of a sales phase or fiscal quarter. We negotiate that on your behalf so you are not leaving money on the table.
Walking you through the process: New construction contracts, deposit schedules, and build timelines are different from a resale purchase. We review the purchase agreement with you line by line, track your build schedule and walkthroughs, and are there for your final walkthrough and inspections before you close.
