Orange County
Everything you need to know about buying a home in Orange County, straight from a local, veteran-owned team.
Life in Orange County
We focus on the cluster of cities built around Orange County’s two military-legacy sites: Irvine, Tustin, Santa Ana, and the City of Orange. Tustin sits directly on the former MCAS Tustin, now being redeveloped as Tustin Legacy, and Naval Weapons Station Seal Beach and Joint Forces Training Base Los Alamitos are both close by. This cluster spans the affordability range a veteran buyer actually needs: Irvine for top-tier schools and safety at a higher price point, Tustin for a family-friendly, mid-price option literally built on a decommissioned Marine Corps base, Santa Ana for the most affordable and diverse option with real transit investment underway, and Orange for established, mid-range neighborhoods with “Old Towne” character.
Whichever city fits your budget, we will help you shop by school boundary and specific neighborhood, not just the city name on a map.
Schools Serving Orange County
School quality varies significantly by district here. As of Niche’s 2026 ratings:
| District | Niche Grade | Notes |
|---|---|---|
| Irvine Unified School District | A+ | Ranked #1 of 16 districts in Orange County, #20 statewide |
| Orange Unified School District | A- | Ranked #13 of Orange County districts |
| Santa Ana Unified School District | B | Ranked #15 of Orange County districts |
| Tustin Unified School District | Above average | Several individual schools rate above average on GreatSchools |
Within Irvine, the Great Park Neighborhoods, Portola Springs, and Northwood areas draw the most buyer demand for schools. In Tustin, North Tustin, an unincorporated pocket that feeds Foothill and Hillview High through Tustin Unified, is consistently the most sought-after school-driven area of the district. Let us know if school boundaries are a priority and we will help you shop by attendance area, not just city.
Safety & Neighborhood Snapshot
Irvine is one of the safer cities in the county, with violent crime running well below both the national and California averages, and Stonegate, Plaza Park, and Foothill Ranch commonly cited as its safest pockets. Santa Ana runs a bit higher on violent crime than the national median but below it on property crime, so it is high for its size without being worst in class. Tustin’s citywide crime grade looks weaker on paper, but that figure applies to the city limits only. North Tustin, the unincorporated area that shares the same school district, reads considerably safer in local coverage, so we recommend leaning on neighborhood-level detail rather than a single citywide number for Tustin specifically. Orange County overall continues to post violent and property crime rates below the California state average.
As a veteran and local broker, I walk every serious buyer through the specific streets and HOAs we’re looking at, not just the citywide stats, so reach out and we will talk through what matters most for your family.

Before you tour a single model home, have your own agent. Builder sales reps work for the builder, not for you. They are friendly and helpful, but they represent the seller in the transaction. In most cases, once you register at a sales office without your own agent attached, that builder will not let another agent represent you later, even if you bring one in the next day.
Why work with us instead of going it alone: Builder commissions are already built into the price of the home, so having your own agent represent you typically costs you nothing out of pocket. We know these builders, these communities, and how each sales office actually operates.
Negotiation: The price on the sign is rarely the final word. Builders regularly have room to move on closing cost credits, rate buydowns, design center upgrades, and lot premiums, especially near the end of a sales phase or fiscal quarter. We negotiate that on your behalf so you are not leaving money on the table.
Walking you through the process: New construction contracts, deposit schedules, and build timelines are different from a resale purchase. We review the purchase agreement with you line by line, track your build schedule and walkthroughs, and are there for your final walkthrough and inspections before you close.
