Santa Clarita Valley
Everything you need to know about buying a home in the Santa Clarita Valley, straight from a local, veteran-owned team.
Life in the Santa Clarita Valley
Santa Clarita covers Valencia, Canyon Country, Newhall, and Saugus, all part of one incorporated city about 30 minutes north of the LA Basin along the 5 and 14 freeways. It is a favorite for buyers who want newer construction, master-planned communities, and good schools without the price tag or density of the city. Valencia in particular has been shaped for years by large-scale master planning, most recently the Five Point Valencia development (formerly Newhall Ranch), which continues to add new neighborhoods, retail, and infrastructure.
For military families and veterans, Santa Clarita sits close enough to the LA Basin’s aerospace and defense economy to commute in, while offering a lower cost of living and a genuinely suburban, family-first feel. Valencia and southeast Santa Clarita tend to draw buyers focused on schools and safety, while Canyon Country and Saugus offer a bit more value.
Schools Serving the Santa Clarita Valley
Santa Clarita’s schools are split across several districts. As of Niche’s 2026 ratings:
| District | Niche Grade | Notes |
|---|---|---|
| William S. Hart Union High School District | A+ | Ranked #29 of all school districts in California |
| Newhall School District | A- | Serves Newhall and Valencia, grades K-6 |
| Saugus Union School District | B | Serves Saugus, grades K-6 |
| Sulphur Springs Union School District | B | Serves Canyon Country, grades K-6 |
West Ranch High School in Stevenson Ranch, west Valencia, rates an A+ on Niche, and Stevenson Ranch overall is one of the most consistently top-rated areas for schools and families in the valley. Saugus and Canyon Country rate solidly above average, just a notch below Valencia. Let us know if school boundaries are a priority and we will help you shop by attendance area, not just neighborhood name.
Safety & Neighborhood Snapshot
Santa Clarita generally runs safer than the state and national averages. NeighborhoodScout puts overall crime meaningfully below the California average, with violent crime at roughly a third of the statewide rate and property crime close to half the statewide rate. Local sources point to Valencia and southeast Santa Clarita, including gated communities like Westridge, as the standout-safe pockets, with Saugus also considered solidly family-safe. As always, we would rather show you specific streets and HOAs than lean on a single citywide number.
As a veteran and local broker, I walk every serious buyer through the specific streets and HOAs we’re looking at, not just the citywide stats, so reach out and we will talk through what matters most for your family.
What’s New in the Santa Clarita Valley
Jobs and economy: Santa Clarita hit 100,605 total jobs in late 2025, up 4% year over year, with healthcare, manufacturing, and several local employers expanding. The city’s Economic Development Corporation reported roughly 900 jobs retained or expanded, with nearly 1,900 more in the pipeline for 2026 across aerospace, medical device, digital media, and manufacturing.
Vista Canyon: A 1,100-unit transit-oriented development in Canyon Country, adjacent to a planned Metrolink station, with about 725 of its planned residential units already built.
Whittaker-Bermite site: The long-vacant former explosives-plant site is moving toward redevelopment. The city council approved an environmental review in June 2026 for a plan that could eventually bring roughly 5,750 homes plus commercial space and parkland, though it is still in the early planning stages.

BAH & Buying Power
Santa Clarita falls under the same Los Angeles Military Housing Area as the rest of the San Fernando Valley and greater LA Basin, not the Antelope Valley’s Edwards AFB rate. See your Basic Allowance for Housing and roughly what that could mean for your buying power.
Estimate assumes a 6.5% 30-year VA rate, ~1.25% property tax, and ~0.35% insurance, for illustration only. Your real rate, taxes, and buying power depend on your credit, entitlement, and today’s market. Rates effective Jan 1, 2026 for Military Housing Area CA037 (Los Angeles); BAH updates annually.

Before you tour a single model home, have your own agent. Builder sales reps work for the builder, not for you. They are friendly and helpful, but they represent the seller in the transaction. In most cases, once you register at a sales office without your own agent attached, that builder will not let another agent represent you later, even if you bring one in the next day.
Why work with us instead of going it alone: Builder commissions are already built into the price of the home, so having your own agent represent you typically costs you nothing out of pocket. We know these builders, these communities, and how each sales office actually operates.
Negotiation: The price on the sign is rarely the final word. Builders regularly have room to move on closing cost credits, rate buydowns, design center upgrades, and lot premiums, especially near the end of a sales phase or fiscal quarter. We negotiate that on your behalf so you are not leaving money on the table.
Walking you through the process: New construction contracts, deposit schedules, and build timelines are different from a resale purchase. We review the purchase agreement with you line by line, track your build schedule and walkthroughs, and are there for your final walkthrough and inspections before you close.
